The property is within the province of Grossetto in the region of Maremma, which is well known for both wine and Olive Oil production.
One and a half hours from Rome (Ryan Air, Easy Jet) and two hours from Pisa (Ryan Air), and forty five minutes from the Mediteranean beaches.
Situated just below the ancient hill town of Montemerano (a ten minute walk), the old Roman Spa Town of Saturnia and the famous Hotel resort of Le Terme are both within 4kms and the ever popular “Cascadde” a little closer. Manciano lies 7kms to the East. Grossetto, Orvietto and Orbetello are all within an hours drive of the property which is superbly situated to explore this timeless area of Italy. The more hardy may even care to make use of the skiing facilities of Mount Amiata some 20 miles away!
THE GROUNDS This beautiful property is nestled within one hectare of its own Olive Grove, with 122 Olive tress, some dating from before the crusades, producing some of the finest Olive Oil in all of Italy (EU Grants available). The grounds are well kept with lawns and flower borders as well as various fruit trees and herb gardens. Access to the property is via the electric gates and the 200 metre driveway
SERVICES The property is connected to main electricity grid and sewer and water systems though it does have its own fresh water source, which is invaluable in the summer (two litres per second). There is no pool though plenty of space to build one!
THE PROPERTY Much of the life of this property lies around the 50m2 covered patio and the further 50m2 of uncovered patio in front of the house. There is a working Pizza oven on the patio.
